Maracay controls 8,100 lots, mostly in the Phoenix market. However, the company plans to expand into the Tucson area, where it already controls several hundred lots.

As a new member of the Weyerhaeuser Real Estate Co., Maracay expects the additional capital to help grow closings to more than 1,000 units in the next two years (see “Weyerhaeuser Buys In AZ,” page 17).

Bottom Line CEO and president David Bessey says Maracay’s position within the ripe Phoenix housing market made the company an attractive acquisition target for Weyerhaeuser. Primarily a move-up builder, Maracay distinguishes itself from big builder competition through its Flex Design branding, which allows buyers to select a number of floor plan options to suit their tastes. “We found a niche as a production home builder. We offer buyers more choices than they would typically get [from the typical big builder],” Bessey says.
