Zonda has released its first-ever annual projected rankings of the top 25 master-planned communities (MPCs) in the United States.
The rankings draw on Zonda’s quarterly developer surveys, year-end outreach, and proprietary database of MPC sales data. This early look at 2025 performance sets the stage for what will become a yearly industry benchmark.
Data was collected through November year-to-date, with December sales estimated using a combination of historical trends and developer year-end projections.
Total annual sales results are estimates based on the sources and methodologies mentioned above. As a result, actual final rankings and sales totals, which will be released in early 2026, may vary due to year-end sales initiatives at these and other MPCs.

Top Performers Hold Their Ground
The top three communities are projected to remain unchanged from last year: The Villages in Orlando, Florida, leads the pack with an estimated 3,400 sales, followed by Lakewood Ranch in Sarasota, Florida (2,080 sales), and Cadence in Las Vegas (1,270 sales).
Sunterra in Houston and Babcock Ranch in Punta Gorda, Florida, are expected to be neck and neck for fourth, rounding out a strong top five.
Biggest Movers and New Entrants
Superstition Vistas in Phoenix made the largest leap, climbing from 21st to 11th place. Babcock Ranch also surged, moving from 12th to a projected tie for fourth.
New names on the list include Asante (Lennar), Two Rivers (Eisenhower Property Group), Painted Tree (Oxland Group), Westview (Condev Cos.), and Angeline (Metro Development Group), signaling fresh momentum in markets like Phoenix, Tampa, and Dallas.
Meanwhile, Great Park Neighborhoods (FivePoint Communities) re-entered the top 25 after a brief absence as new collections opened over the past year or two.
Regional Highlights
Florida continues to dominate, with 10 Sunshine State MPCs ranking in the top 25 for projected 2025 sales. By state, Texas and Nevada also see strong representation. In fact, Houston alone accounts for four ranked communities, underscoring its position as a powerhouse for MPC development.
