Internationally esteemed design firm Renzo Piano Building Workshop has lifted the curtain on Eighty Seven Park, a luxury oceanfront tower in Miami’s North Beach that marks the Italian architect’s first residential work in the Western Hemisphere.
The project’s plan combines the curvaceous tower’s architecture with its natural landscape, embracing an adjacent, 35-acre park and the coastline. Its 66 residences—ranging from one to five bedrooms and offering 1,400 square feet to 7,000 square feet of living space—float atop two botanical gardens.

Developed by Terra, Eighty Seven Park was designed in close collaboration with interior design firm Rena Dumas Architecture Intérieure (RDAI) in Paris and landscape firm West 8 in Rotterdam, drawing inspiration from the coastal elements surrounding the site.

Materials collected from the location site, including pebbles, shells, leaves, and sea grass, will be highlighted throughout the space. Inside, light oak flooring mimics the color palette of aged sea-grape leaves, and the Venetian terrazzo floors resemble the sandy beaches nearby.

“The palette created for this project was inspired by the surrounding natural elements of North Beach,” says Denis Montel, artistic director of RDAI. “Capitalizing on the architectural vision of Renzo Piano Building Workshop, we wanted owners of this building to feel that they were one with nature from their first step inside.”

Each residence offers an oblong floor plan wrapped with glass-fitted balconies, 10-foot ceilings, and unobstructed views of the Atlantic Ocean, Miami skyline, and North Shore Open Space Park in addition to the development’s 2-acre private park, designed by West 8. Overall, the development contains so much greenery that it staffs full-time botanist.

The vision for Eighty Seven Park is to create a coastal sanctuary that enhances the green space in North Shore Park, in Miami Beach, by extending the green area to 87th Terrace at the northern limit of the project site. This approach will add significant value to the park, to the surrounding neighborhood, and to the city of Miami Beach, according to the developers.
Developers Terra, New Valley, Great Eagle Holdings, and Bizzi & Partners have secured $155 million in construction financing for the project, which is now halfway complete.

Amenities at Eighty Seven Park include a wine cellar, a library, two swimming pools featuring a series of cabanas as well as a children’s play area, a juice bar serving fresh smoothies and salads, a state-of-the-art gym, a relaxation spa, and valet services. An outdoor pavilion at the project’s private park and gardens will host cultural and social events, including yoga on the beach and meditation.

The development is slated for completion later this year, and the 66 condos are priced from $1.6 million to $15.2 million.
