With the supply shortage in mind, Taylor Morrison has had success with its Berkeley Village community in Duluth, Ga., outside Atlanta. According to Shawn Cate, vice president of sales and marketing for Taylor Morrison’s Atlanta division, the builder sold more than 100 homes within 30 days of opening the community last year.
“The market in this area of metro Atlanta is very strong, with a high demand for new home opportunities,” said Cate, in a statement. “But, the gap between supply and demand was huge and created an opportunity for innovation.”
Taylor Morrison aimed to create a “village” feel in the community that includes a collection of 62 single-family homes and 89 townhomes based on Traditional Neighborhood Development (TND) principles, and offers 24 floor plans.
“It’s a remarkable achievement for us and an outstanding example for turning a vision into a reality that has had a positive impression on the neighborhood,” said Cate.
Development of Berkeley Village began in February 2016 and prices starts in the lows $300s.
The community offers a variety of two- and three- story homes ranging from approximately 1,805 to 2,990 square feet of living space that include up to five bedrooms, 3.5 baths, two-car garages and a driveway. Open-concept living with large family rooms, chef-inspired kitchen, perfectly placed dining rooms, spacious foyer, and luxurious owner’s suite with walk-in showers make these homes a desirable choice for home buyers.
According to Cate, the community’s location has played a big role in its success. “The lack of new home product in the market coupled with the incredible access to major road corridors, shopping, recreation, and entertainment created the perfect opportunity for success at Berkeley Village,” he said.
Berkeley Village was designed with a majority of homes that address the street in a way to encourage walkability and a sense of community within the neighborhood, Taylor Morrison said.
