Merit Award: Townhomes @ Center Commons

Portland, Ore.

By Carolyn Weber. A winner in two categories, the units as well as the site plan are first rate. The townhomes are a key ingredient in this mixed-use, mixed-income project in a transit-oriented community just one block from the light-rail line.

Architect Dennis Haden, who was also the project’s first resident, designed the 24 market-rate units. “A lot of new stuff suffers from terminal cute,” says Haden who, along with the developer, thought that a modernist approach would work in this context.

The facade has a two-tone, cement stucco finish, with deep reveals painted black and accentuated with natural fir windows and doors. “The wood windows are always set in the darkest color,” says Haden. “They really pop and sparkle.”

The four, three-story buildings feature attached garages and are organized around a rear internal auto court. Colored pavers define the property limits and provide visual interest. “When it rains, the color gets saturated and bright, and it looks wonderful,” Haden notes.
