Shea Homes Starts Design of Second Houston-Area Community Evergreen

The 740-acre community in Conroe, Texas, will eventually have more than 2,000 homes.

Shea Homes has begun the initial design of a new 740-acre community in Conroe, Texas, the builder’s second—and largest—Houston-area residential development.

Named Evergreen and purchased in 2020 from Cooper Rose, the community will eventually accommodate more than 2,000 homes. Evergreen’s first phase will include 247 homesites consisting of 40-, 50-, 60-, and 70-foot lots.

“This location has excellent accessibility to the Grand Parkway, The Woodlands, and the airport, which is one of the aspects that caught our eye,” says Jim Zimmerman, vice president of land acquisition and development for Shea Homes. “It’s named for the abundant natural areas. Evergreen also will feature an amenitized creek that traverses the property.”

Zimmerman said the creek will be a signature amenity of the community, which will also feature other natural amenities. Approximately 100 acres are devoted to parks, greenspace, and amenities.

“Evergreen will be developed much as we build our homes, with the resident in mind and attention paid to the small details that will make it more welcoming and livable,” adds Keith Luechtefeld, Houston division president for Shea Homes. “We aren’t looking to create a community that mirrors every other community, but rather to develop something special that works with the land and delivers an endearing experience for our homeowners.”
