Sunset Development Co. sold a 31-acre parcel in the Bishop Ranch multidimensional community in San Ramon, California, to SummerHill Homes. The builder has plans for three neighborhoods with 404 for-sale detached houses and townhomes as part of a phased master-planned residential development in Bishop Ranch. The residential development, called City Village, will be created in close collaboration with Sunset Development.
“SummerHill Homes’ plans for City Village represent a turning point in the history of Bishop Ranch and in the city’s dream of providing a walkable, pedestrian-, and transit-oriented mixed-used district,” says Alex Mehran Jr., president and CEO of Sunset Development Co. and developer and owner of Bishop Ranch. “We’re thrilled that some of the first residential neighborhoods in Bishop Ranch will be created by SummerHill Homes, a highly respected Bay Area home builder admired for their quality housing and accompanying community amenities.”
Of the 404 planned housing units, 268 will be detached homes and 136 will be townhomes. Sales of the first phase of residences are projected to begin in early 2023. The three neighborhoods include The Rows, The Courts, and The Towns. The Rows will be a collection of 114 detached three-level row homes with three or four bedrooms ranging from 1,999 to 2,457 square feet. The Courts will feature a collection of 154 two- and three-level detached courtyard homes with three or four bedrooms plus a retreat and penthouse, ranging from 2,164 to 3,086 square feet. The Towns will have a collection of 136 three-level attached townhomes with three or four bedrooms, ranging from 1,720 to 2,250 square feet.
City Village will also include a 2-acre public park and other open spaces, walking and biking trails, gathering nodes, seating areas, and a community barbecue area. The project will complement Sunset’s master plan for Bishop Ranch, which will include 4,500 housing units, 166,000 square feet of new commercial space, and a 169-room hotel.
“We couldn’t have chosen a more exciting and forward-looking community than Bishop Ranch for a residential project of this nature,” says Robert Freed, CEO of SummerHill Homes. “Bishop Ranch is the perfect setting for new housing: It’s a very walkable area, it’s very transit-oriented, and there is a huge need here for quality homes near the city’s large and growing supply of jobs. We’re excited to the opportunity to play a role in the evolution of San Ramon’s long-envisioned, mixed-use district.”
