Mill Creek Breaks Ground on First Single-Family Rental Community

Mill Creek Residential has broken ground on Amavi Coddle Creek, a three-phase master-planned community in Mooresville, North Carolina, a Charlotte suburb. This marks the developer’s entry into the single-family build-to-rent sector. It had announced the launch of its single-family, build-to-rent brand, Amavi by Mill Creek, in December.

The firm, a leading developer and operator of rental communities, will develop the first two phases of the community, with the first move-ins anticipated for summer 2023. The master plan is slated to include 504 homes, with Mill Creek’s two phases comprised of 169 townhomes and 70 duets.

“We’re eager to expand our presence in the Charlotte market and officially enter the single-family rental market with our new brand, Amavi by Mill Creek,” said Callum Parrott, president of single-family rentals for Mill Creek. “We believe the area has favorable characteristics for strong single-family rental demand, including a diverse employment base and accessible retail and services. Amavi Coddle Creek will be a unique product type for the area, and we look forward to offering a best-in-class experience to our future residents.”

Mill Creek’s mix of townhomes and duets will include six distinct floor plans. The three townhome floor plans, ranging between 1,452 and 1,911 square feet, will offer three bedrooms and two-and-a-half bathrooms with a drive-under option, in which the garage is beneath the home. The duet floor plans, ranging between 1,450 and 1,794 square feet, will include three- and four-bedroom options. Interiors will include stainless steel appliances, wood plank-style flooring, kitchen islands, granite countertops, and ceiling fans.

Community amenities will feature a clubhouse and leasing office, a swimming pool, a tot lot, a bark park, and open green space. The master plan, which is located approximately 30 miles north of downtown Charlotte, also will offer convenient access to the area’s leading job centers via Highway 3, Coddle Creek Highway, and Interstate 77.
