Lennar has opened the 132-home Amethyst neighborhood at Tracy Hills, Integral Communities’ 1,850-acre resort-style master-planned community in San Joaquin County, California. Upon completion, Tracy Hills will deliver approximately 5,100 new single-family homes.

The paired homes in Lennar’s Amethyst village range from 1,867 to 2,300 square feet with up to four bedrooms and up to three baths, including two-bay garages. Buyers can choose from three main floor plans with options for home offices or multigenerational living, as well as Lennar’s Everything’s Included program that provides buyers with popular features and upgrades at standard costs. Homes in the Amethyst neighborhood start from the $700,000s, and first move-ins are anticipated this month.

“We’re delighted to offer Tracy Hills home shoppers the winning combination of thoughtfully designed floor plans and an outstanding, highly amenitized master-planned community,” says Lennar Bay area division president Brian Olin. “Our Amethyst collection will feature more attainably priced homes with design details intended for a diverse range of home buyers including first-time buyers, families, and empty nesters.”

Tracy Hills features numerous parks and outdoor recreation areas as well as 337 acres of greenways, developed open space, and 3,535 acres of conservation land along the perimeter of the community. Amenities in the community include The Residents’ Club, a lap and lounge pool, an outdoor gathering area, and a grab-and-go grocery store.

Amethyst is the ninth and final village in Phase 1 of Tracy Hills. Lennar’s first five villages in the community are Amber, Larimar, Opal, Pearl, and Topaz. Additionally, Lennar entered into a long-term, joint-venture agreement early in 2021 for the acquisition of the remaining portions of Tracy Hills. The first phase of development at Tracy Hills also includes two villages by Shea Homes and one village by Meritage Homes.
