Newport Pacific Land, IHP Capital Partners Break Ground on Master-Planned Community

Located in Menifee, California, the 330-acre community will include 1,000 new homes and a 13-acre park with a community center.

Newport Pacific Land and IHP Capital Partners, along with city officials and community leaders, broke ground for Legado, a new 330-acre master-planned community in of Menifee, California. It will include 1,000 new homes and numerous recreational areas, including a 13-acre public park with sports fields and a community center.

“Legado will be a top-tier community that helps meet the growing demand for upscale new homes in Menifee,” says Dean Deines, mayor pro tem, 4th District. “The parks and community amenities that this project brings to our city will further strengthen the quality of life of our residents.”

The residential villages will be linked by paseo access to Legado’s exercise stations, private pool, interactive play spaces, and recreation center. In addition, 20 acres is dedicated to a future commercial center with shopping and businesses.

“Based on its strong economic growth and prime location, Menifee is the perfect city for a high-end, master-planned community,” says Noah Shih, senior vice president of Newport Pacific Land Co. “We designed Legado to provide numerous benefits for current and future Menifee residents, including new residential, recreation, and retail options.”

To prepare for the new community, several improvements will be made to surrounding roadways to enhance traffic and stormwater flow. The project will create landscaped basins to store stormwater and then release it slowly downstream.

Home sales are expected to begin in spring 2024, with construction’s expected completion in summer 2026.
