Merit Award: Marston Point Place

By Christina B. Farnsworth. The developers of Marston Point Place did more than just talk about revitalizing San Diego’s older neighborhoods, they actually did something about it. They invested a great deal of time and money in this 1.2-acre infill site overlooking Balboa Park. The site possessed all of the joys of city living: coffee shops, restaurants, and offices all within walking distance but lacked a for-sale residential component.

The collection of 42 units is divided into four housing types. The petite and affordable Lane Homes start at $199,000, have 1,100 to 1,300 square feet of living space, and a garage-level entry that allows each homeowner a private yard. The Court Homes are 1,300 to 1,500 square feet and are priced from $225,000 to $255,000. The plan is a split level with living areas starting a half level up from a two-car garage. The 1,700- to 1,900-square-foot Row Homes range from $325,000 to $360,000 and have two-car garages at street level with living areas on the second floor. The top of the line is the “tower units” that feature spectacular views and fetch half a million dollars.
