California-based builder AHV Communities has broken ground on two new market-rate single-family home rental communities in Central Texas.

Legacy, located in Pflugerville, will include 83 detached residences exclusively for rent. Rivers Edge, located in Georgetown, will include 92 detached residences exclusively for rent. First move-ins for both communities are anticipated in the third quarter of 2017.

“We are excited for the groundbreaking at Legacy and Rivers Edge and the opportunity to provide a new housing option to high growth and high demand regions of Central Texas where housing is at a premium,” says Mark S. Wolf, Co-Founder and CEO of AHV Communities. “These two new communities help further our commitment to deliver quality shelter that pushes well beyond what’s typically available in rental living.”

The expected renter profile encompasses a broad range of demographics, including millennials, professionals, young families, move down and active adults who live in the Greater Austin area.

“Increasingly, people are renting by choice, particularly among higher-income households,” says Wolf. “We are meeting the demand in greater Austin by providing the right product in the right locations.”

The one- and two-story single-family homes at Legacy will feature four plans ranging in size from 1,440 to 1,882 square feet, and include three to four bedrooms. The one- and two-story single-family homes at Rivers Edge will feature four plans ranging in size from 1,440 to 1,882 square feet, and include three to four bedrooms. All residences come with two-car garages with direct access, and front and back fenced yards.

Both communities will offer wide-ranging interior packages less commonly found in rental homes and more commonly found in for-sale homes, including granite countertops in the kitchen and baths, designer wood-style flooring, walk-in closets, washer and dryer hook-ups, and ceiling fans. Residents will also save on utility bills and enjoy increased comfort with energy-efficient features, including energy-efficient stainless steel appliances, LED lighting, quality insulation, and high SEER rated central heating and air conditioning.

Each community will feature a walking trail, dog park, fitness center, pool, clubhouse, open green space, and BBQ/picnic areas. Like all AHV’s properties, a professional onsite management team takes care of yard maintenance, repairs, and upkeep.
