Scottsdale, Arizona–based American Resort Communities has announced its new attainable housing brand TerraViva. The amenity-rich, master-planned communities will feature craftsman-style homes built with the company’s proprietary FlexDesign technology; pricing will start in the low $200,000s.
The TerraViva concept was developed by real estate entrepreneur Jim Mullin, who spent the last three decades developing and building some of the country’s biggest and most successful auto malls. For the project, Mullin joined forces with partner Cecil Yates, who has spent the last 20 years working in both the public and private sectors of the real estate and economic development industries.
“This is a game-changer when it comes to finding a solution for more affordable housing,” says Mullin, founder and CEO of American Resort Communities. “With our single-family homes starting in the low $200,000s range, it’s evident that we have cracked the code on innovative yet attainable single-family housing.”
Mullin says his company has been able to sell homes at this price because they aren’t charging buyers for the land—just the home. By leasing the land to its residents and maintaining the operations of the community, TerraViva’s residents are able to enjoy and take advantage of all the amenities, but without paying property taxes or HOA fees.
Likewise, the homes are built using the company’s FlexDesign construction method, where the majority of the homes are built in a factory, then the final systems, such as garages, porches, patios, and flooring, are completed on site.
“We’re not building neighborhoods, we are building communities,” says Yates, president of American Resort Communities. “By using this construction method, and the use of production building techniques, it yields a higher standard of quality and volume but at a lower construction cost. As a result, our company is able pass that savings on to its residents.”
The communities, which are currently in the entitlement stages, feature single-family manufactured homes ranging from $200,000 to $280,000. Offering between 1,100 and 2,500 square feet with two to four bedrooms and two to three bathrooms, the homes will be located in three newly conceived resort and gated communities in Casa Grande, Sahuarita, and Prescott Valley, Arizona.
High-end amenities that can be found in all the communities include a clubhouse, a fitness and business center, a tutor center, sport courts, trails, a pool, a hot tub, a splash pad, ramadas, an entertainment lobby, a clubhouse kitchen, green belts, mountain views, and playgrounds.

One of those communities is The Boardwalk, which will be located in Casa Grande. The community, which spans approximately 50 acres, is centered around a main street boardwalk theme and will include 393 homes ranging between 1,100 and 1,800 square feet.
Farther south, American Resort Communities will build TerraViva at Rancho Sahuarita in Sahuarita. The 58-acre community will offer approximately 390 homes up to 2,500 square feet. Among its other high-end amenities, it will also feature a botanical garden walk and a large music venue.
The third community, The Observatory, will be located on 323 acres in Prescott Valley. There will be 563 homes in the first phase of construction. The homes will be up to 2,500 square feet each. The community will be centered around a star-gazing observatory with a moon, planet, and star telescope among other amenities to celebrate the community’s dark sky.
