BuildEx Modular Invests $23 Million in Tennessee Facility  

Company retrofits existing Fayetteville plant, creating 110 jobs

BuildEx Modular-Tennessee is investing $23.3 million to establish modular manufacturing operations in Fayetteville, Tennessee, retrofitting an existing facility to expand production capacity and creating 110 new jobs. 

The company, operating under its MODMAX brand, acquired a former modular manufacturing plant in Lincoln County to serve large developers and commercial clients across the Southern Middle Tennessee region. Hiring is currently underway. 

Why It Matters: The investment comes as modular construction gains momentum as a solution for housing affordability and construction labor challenges. By taking over an existing modular facility rather than building from scratch, BuildEx can get production running faster while preserving local manufacturing expertise and jobs.

The Fayetteville location puts BuildEx within reach of Nashville’s construction market while offering lower operating costs than urban areas. Tennessee’s business-friendly climate and central location have attracted several modular manufacturers in recent years as the industry scales up to meet demand. 

BuildEx is a member of the Modular Building Institute, the international trade association for modular construction. The company joins a growing roster of off-site manufacturers expanding in the Southeast to capitalize on the region’s population growth and housing demand.
