It’s rare when a remodeling project can successfully encompass a broad range of design and performance goals, but that’s just what the 25th Street Residence team did—and why the judges honored it with a Merit Award. Aside from completely upgrading and updating this 1920s home, providing fresh air and natural lighting throughout, and creating a smaller, more efficient floor plan and modern architectural styling, the exemplary list of sustainable materials and features focused on health, energy, and water efficiency to help it earn LEED-Platinum certification.
Among the intriguing features integrated into this project: 90% high-efficacy lighting, an optimized insulation package, salvaged lumber, high-efficiency hydronic heat, solar water heating, a 1.8-kW PV system, phase-changing drywall, smog-reducing exterior stucco, zero-VOC interior paints and sealants, and a 1,150-gallon rainwater catchment system.
The judges also appreciated the quality of the indoor-outdoor relationship and connection from a variety of spaces, which enhanced the quality of daylighting and ventilation throughout the home.
