The Globeville, Elyria-Swansea Coalition and its partners have installed the first in a series of factory-built duplex homes on land held in trust in north Denver’s Swansea neighborhood.

The land under a trust home is owned communally, so buyers only have to come up with the price of the structure. For the project in north Denver, modular construction allowed more costs to be trimmed. The three-bedroom, 2 1/2-bath, 1,765-square-foot duplex…lists at $180,000. Buyers can earn no more than 80 percent of the area median income, currently $54,950 for a single person.

The project aims to provide affordably-priced housing for existing residents, in an effort to offset the impact of neighborhood changes and rising home prices. The duplexes, designed by developer Adam Berger, were assembled in a factory in Nebraska, trucked to the site in four pieces, and assembled on the land trust site by crane. The home’s appliances, kitchen cabinets, counters, and other features are factory-installed.
