This 12-story project is the only one in downtown San Diego serving residents earning up to 50 percent of the median income, so it would have been easy for the developer to do something utilitarian.

Instead, the nonprofi t developer, Father Joe’s Villages, brought in Joseph Wong Design Associates to design a crisp, clean-lined, mixed-used project that enhances the street with ground-fl oor retail, at the same time addressing residents’ needs with community outreach facilities, a courtyard recreational area, and a covered rooftop common area.

The architects organized the one-, two-, and three-bedroom units to promote cross breezes, provided small balconies, and used recycled-content local materials for sustainability.
