2025 BCDA Grand: Elizabeth Residence

With a goal of maximizing livability and privacy, the Elizabeth Residence used layers of screens and walls to provide visual and acoustic separation for the duplex.

Embracing Austin’s urban eclectic energy in the Bouldin Creek neighborhood, the Elizabeth Residence achieved density without sacrificing privacy or light for the three-level duplex. Its mirrored plans were carefully drawn by Forsite Studio to feel like independent residences with their own entrances, direct access to outdoor space, and distinct separation from its neighbor.  

Elizabeth Residence’s main design goal was to maximize livability on a compact site. The resulting layout centers each home around spacious communal rooms, natural light, and direct ties to the outdoors. To prioritize privacy while still allowing direct sunlight and ample views, the project team used layers of screens and walls to provide both acoustic and visual separation.

“From the street, the wood and brick screens veil the inhabitation behind while providing downtown views for the occupants. Transitional spaces, carefully curated openings and a strategic landscaping design all reinforce privacy. A solid masonry wall bifurcates the two units, eliminating any sound transmission,” says Daniel Loe at Forsite Studio.

A private courtyard with a saltwater pool is the heart of each unit and includes a detached studio space supporting remote work, guests, or creative uses. In the main homes, the use of warm, minimal materials with custom cabinetry and high-performing appliances supports everyday life.

“We wanted to take advantage of the Austin climate, which is incredibly pleasant most of the year, so we took a resort-style approach by wrapping the living area closely around the pool. A covered seating area provides a shaded respite for morning coffee or al fresco dinners,” adds Loe. “The primary bed and bath open to a screened deck on the upper level. Throughout we wanted to use the borrowed space of the exterior and allow effortless movement between inside and out.”  

The project includes low-voltage electrical fixtures, low-flow water fixtures, louvers that help reduce solar heat gain, high SEER HVAC units, and a construction recycling program was utilized to minimize waste.
