The heart of the master plan are dynamic commercial hubs that blend modern office spaces with retail, dining, and hospitality. This design focus fosters a thriving ecosystem home to local startups, regional firms, corporate headquarters, hotels, and medical offices.

Nexton’s residential offerings cater to a diverse range of lifestyles, featuring four distinct neighborhoods with 12 builders and more than 100 home designs. From entry-level homes for first-time buyers to 55+ product for those settling into retirement, Nexton provides a variety of housing solutions. The mast plan also features eight rental neighborhoods, including built-for-rent homes, that offer flexibility for residents.   

In addition to cohesion and walkability, Nexton was designed with sustainability in mind. The planning process placed an emphasis on the natural flow of water, allowing infrastructure to follow in harmony. In the development’s Midtown neighborhood, storm water systems were mapped before any roads or buildings took shape, ensuring that open spaces complemented the landscape organically while optimizing upland areas for density.

Guided by foundational pillars of innovation, wellness, design, diversity, and learning, Nexton focuses on fostering a lifestyle-first community. The master plan offers 20 miles of trails, 2,000 acres of preserved green space, and access to premier schools for families.  

Much of Nexton’s land was previously part of a paper mill’s industrial forestry operations. Many of the pine trees previously cultivated endure in the master plan, providing a natural backdrop that honors the area’s native landscape. By working closely with a forest management expert, the Nexton team have implemented a multi-year management strategy to guide the enhancement of the community’s parks, greenways, and woodlands. As a result, the lush and preserved landscape surrounding Nexton will continue to define and enrich the community. Nexton is in its final phases of planning for completion in 2032.
