Prioritizing sustainability through preservation, South Yard in Fayetteville, Arkansas, is an adaptive reuse project that reimagined a former farmer’s co-op into a mixed-use community amenity. The destination, designed by Modus Studio and built by Clark Contractors, mixes culture, food, and walkability that honors the site’s agrarian heritage.

The project team revitalized historic structures to house a café, bike shop, restaurants, and soon-to-be a hotel. A central courtyard encourages gathering, community events, and dining al fresco. Its design promotes flow of indoor and outdoor spaces to create both a sense of connection and openness.

The objective for South Yard was to develop an amenity for residents and visitors year-round. The flexible areas offer a wide range of uses while integrated bike infrastructure—and adjacency to the 40-mile Razorback Greenway—promotes car-free connectivity.
