Transforming a long-vacant industrial mill building into a vibrant community, Fábrica Lofts in Lawrence, Massachusetts, is a part of the Arlington Mills National Historic District. Designed by ICON Architecture and built by Aberthaw Construction, Trinity Financial developed the multigenerational community that offers two- to three-bedroom homes with a wide range of amenities.
The design team preserved the building’s industrial integrity while blending it with modern finishes throughout the two-story lobby, coffee lounge, crafting area, youth game room, and other shared spaces.

Artwork by Latinx artists reflect the community’s heritage and complement the historical elements of the original mill. Heavy timber beams, tongue-and-groove ceilings, brick walls, and sliding metal fire doors were carefully restored and integrated in the now modern and welcoming project.

The project application also shared: “Beyond the building envelope, the scope included brownfield remediation, oil tank removal, Spicket River and Steven’s Pond restoration, and streetscape upgrades—redefining the site as a healthy, sustainable residential hub. The project also demonstrates a deep commitment to equity: 64% of construction hours were completed by women or minorities, and over $3 million in work was awarded to Lawrence-based businesses.”
