Why It Worked: The attached manor homes at Grand Pointe Meadows attracted buyers by providing them with unique designs at a reasonable base price, while capitalizing on the established suburban market of West Dundee, Ill.

  • To preserve variety and create the appearance of one large home, the units, grouped in buildings of four, have multiple entranceways. The garages, located on different sides of the units, prevent the “parking lot” feel that plagues so many multifamily communities.
  • Each building’s footprint is asymmetrical, with some rooms jutting forward more than others. This adds a unique three-dimensional effect to the façades.
  • Four standard floor plans—ranging from 1,357 to 2,354 square feet—make the homes suitable for a breadth of households, including empty-nesters, growing families, and singles.
  • The Ashton model, the most popular to date, offers open floor plans and an abundance of windows. It also finds room for luxuries—such as a column-lined dining room and a two-story great room—in 1,801 square feet.
