When you’re trying to decide on a home plan, photos provide invaluable help by showing just how the design came to life in a real-world situation. This new crop of images from Frank Betz Associates does just that.

Cottage with Modern Touches

Inside this charming cottage, an open layout with an island kitchen appeals to modern sensibilities. The master suite on the left includes a walk-in closet, private bath, and coffered ceiling. Guests can stay in the bedroom suite on the far right of the plan. Two more family bedrooms, each with walk-in closets, reside on the second floor. For more room, finish the bonus space. This stately Colonial-influenced home shows off varied rooflines, a grand pediment entry, and eye-catching brick. Inside, the foyer opens on the right to a formal dining room with a box-bay window and reveals a study on the left. The expansive kitchen features an island and a serving bar that overlooks the bayed breakfast nook. A see-through fireplace serves as a focal point in both the sunroom and the two-story family room. The master suite offers a romantic retreat with a bayed sitting area and sumptuous bath with a window seat. See more images, information, and the floor plan.

Here’s a practical layout (flipped from the original plan) that offers buyers lots of room for future expansion. On the main floor, a screened porch provides a protected spot for outdoor enjoyment, and the master suite opens to the backyard. A serving bar adds space for casual meals in the kitchen. Here’s a nice touch for pet owners: the mudroom features a separate entrance from outside, making it easy to grab a leash and go on a walk without tromping through the foyer. Surprisingly Spacious

This fairly compact Craftsman bungalow contains a surprising amount of space, including an open casual zone that combines the keeping room, breakfast nook, and large island kitchen. The family room’s lofty height shows off a grand fireplace flanked by transom-topped windows. The elegant master suite is located on the first floor for convenience and privacy. Upstairs, two bedrooms share a Jack and Jill bath and a third enjoys a private bath. The bonus room would make a great study retreat for kids. See more images, information, and the floor plan.
