While practical and sorely needed on the market, small house plans can be a bit boring to discuss. This one? Well, it feels different and more exciting.
Let’s start with the exterior. The single-car garage includes enough room for a vehicle plus some storage, with generous 14-foot by 22-foot dimensions. It’s also set far back enough that it doesn’t at all take over the facade.
At the entry, a metal roof accent draws the eye up.

Now to the layout itself. With just 1,400 square feet, this falls firmly into the starter or downsize home section, but the designer made some smart choices that give the home quite a bit of flexibility.
Just inside the foyer, the office provides space for work or hobbies. It’s smaller than your traditional den. Across the hall, the guest bedroom is just a step away from the hall bath.
In the middle of the home, a vaulted ceiling creates an airy vibe. There’s enough room for a dining table, plus space to hang out at the kitchen’s eating bar.
At the back of the plan, the main suite presents homeowners with a sleek custom shower in lieu of a tub, along with two sinks and a walk-in closet. Note the convenient location of the laundry room.
