Maximizing Slim Lots: 4 New Layouts 40-Feet Wide (or Less)

2 MIN READ

Dealing with a slim lot? Check out these new designs. Each one maximizes space with an open layout and the kind of visual tricks (like long sightlines and rooms set at angles) that make a space feel larger than it is.

Great Sightlines

This smart design uses clever techniques to make the home feel bigger, like placing room entrances at an angle to make sightlines longer and incorporating a patio into the footprint of the home. The living/dining room greets you from the foyer, with art niches adding detail. An archway draws you into the family area, where the open island kitchen offers a snack bar and bright breakfast nook. An optional fireplace makes a great focal point. In the master suite, a large shower, corner tub, two sinks, and a walk-in closet create a relaxing retreat. Two more bedrooms share a full hall bath. Smart Use of Space

A bold mix of materials gives plenty of curb appeal to this plan, which will fit nicely on a compact lot. Inside, every square foot is used wisely, with good sightlines from the front door through to the back. The centrally located kitchen includes a snack bar and an open dining nook that replaces a formal dining room. Near the front, the den makes a great home office. Two sinks and a large shower add modern flair to the master suite upstairs, with the laundry facility nearby. Secondary bedrooms share a full bath. See more images, information, and the floor plan.

Well-Planned Master Suite

With its streamlined open layout, this narrow plan makes the most of every bit of space. An open dining room near the front can also be used as a study, or perhaps a formal living room if owners are so inclined. In the main gathering zone, the kitchen’s island will serve as the hub of activity, with the nook on one side and a direct sightline to the fireplace on another. The footprint of the home nicely incorporates a patio, which the master bedroom accesses (note the privacy-preserving foyer shielding this suite from public view). Upstairs, two sinks add extra utility to the bathroom shared by the secondary bedrooms. See more images, information, and the floor plan.

Graceful Appeal

With two levels of outdoor living in front and another in back (plus a built-in grill area), this lovely home makes it easy to get outside with family and friends. The downstairs flex room can be used as an office, library, hobby room, and more. Located on the first floor, the master suite offers a large bedroom, private foyer, and spacious bathroom. Upstairs, three secondary bedrooms (one with a private bath, making it ideal for guests) each offer a walk-in closet. An activity room with a tech corner opens up to the second-level porch for an elevated view. A detached garage offers parking space. See more images, information, and the floor plan.
