A Canada-based developer is capitalizing on the recent re-energization of Phoenix’s Roosevelt Triangle neighborhood with new contemporary townhomes that appeal to a range of buyers.
Center 8 Townhomes from Landmark Homes USA offer contemporary style, home automation, and a connected neighborhood, says Landmark president John Kostaras, and were designed for millennials, downsizing baby boomers, professionals, and second-home buyers.
“Center 8 is for people who want an urban setting, but a private lifestyle,” he says. “It’s for people who want to live near downtown amenities, within walking distance to restaurants, the entertainment sector and the arts district.”

Center 8 Townhomes are different from condominiums, he says. “Here you have a two-car garage, private yards and vertical living. You own the three floors, so there’s no one living beneath you or on top of you. There’s also a grill area offering a shaded pavilion with an orientation amenity that brings the community together. One of the unique features is that pets are recognized as an important part of the family. There’s a dog washing station and open space where dogs can roam.”
One of the selling points is the complete privacy from one unit to another incorporated through construction methodology, said Landmark vice president of construction operations Matt Clark. “We’re employing DensGlass, which looks and feels like drywall, but infused with fiberglass, which is installed in two layers between the walls. It’s not only several inches in thickness, but this is a product that’s really designed to reduce the sound transfer between units. We’ve had very good luck with it.”

Landmark Homes USA is a Canadian-based company established in 1977 that has grown to become a large regional builder in western Canada. The company has firmly launched into Phoenix, with a focus on infill, and a vision for expansion throughout the Southwest. It purchased the Roosevelt Triangle property in 2014.
“Phoenix is a hot market for home buying,” says Kostaras. “It is still a very affordable and desirable place to live. The rate of job creation is driving a talented pool of young professionals to move to the Valley and call Phoenix home.”
Phase One of Center 8 consists of 18 townhomes starting in the low $300s. Approximately 40 percent of those are sold, with the full buildout totaling 30 townhomes anticipated later this year.
