Hot Sellers: Active Adult Attraction

Scaletta Development sold 81 homes in just six months to one of the most finicky markets -- active adults.

Avenbury Lakes has what Northern Ohio’s 50-somethings want — prairie-style homes with spacious kitchens and split bedrooms, as well as prewiring for a security system and four dedicated phone lines. And of the 347 units planned for development, 80 percent are age-qualified: at least one family member must be 55 or older.

But the community’s strongest amenity didn’t come from market research. Scaletta Development, the only certified Energy Star builder in Northern Ohio, discovered wetlands on the property during planning. So the company became one with nature by preserving 45 percent of the community’s 146 acres. The newly created outdoor open space includes 20 acres of wetlands, 10 acres of lakes and ponds, and woodlands with walking/biking paths. “Our biggest constraint was our biggest success,” says marketing coordinator Jonelle Scaletta.
