In 2007, KB Home built its first home in Inspirada, a development in southwest Henderson, Nev., just 20 minutes outside Las Vegas.

The development, with 2,000 acres and plans to house up to 8,000 families, suffered the impacts of the recession and is now back on track with a strong group of builders, including Beazer Homes, Century Communities, Pardee Homes (part of the TRI Pointe Group), Toll Brothers, and KB Home, which is the majority land owner of Inspirada.

“As an original builder at Inspirada, KB Home has been a pillar in the community even through the downturn,” says Brian Kunec, president of the KB Home Las Vegas division. “In fact, Inspirada is one of KB Home’s best-selling communities in Las Vegas and a top seller for the company nationwide. Additionally, Inspirada has been one of the top 10 best-selling master plans in the U.S. two years in a row.”

Data from Metrostudy regional director Ryan Brault shows the strong growth of Inspirada from 2008, despite an involuntary bankruptcy in 2011.

Launched by a group of home builders during the major housing boom, Inspirada offered a huge opportunity. The plans then called for a “neo-traditional” master planned community of 13,500 homes, a casino resort, retail, restaurants, parks, schools, and trails, all on about 1,900 acres bought at a land auction held by the Bureau of Land Management.

KB Home saw Inspirada as a chance to continue its mission to deliver more affordable, livable, and walkable communities that contribute to sustainability measures and reduce the carbon footprint. This is why Inspirada is a great location to construct the latest BUILDER Concept Home, KB Home ProjeKt Where Tomorrow Lives. This ProjeKt demonstrates how health, well-being, and sustainability can be designed into attainable floor plans.

Unique for a suburb location, Inspirada offers a renaissance of the walkable neighborhood. The development features seven thoughtfully planned and themed villages, each with a central park, within walking distance of homeowners, which encourages socialization and community.

The ProjeKt will inform future KB Home design, as is tradition for the company’s development in Inspirada.

“Over the last 15 years, KB Home has learned from its experiences at Inspirada, which have inspired this type of community development in other parts of the country, for example at Patterson Ranch in Fremont, Playa Vista in Los Angeles, Stapleton in Denver, Springtime at Harvest in the Inland Empire and Towne Center in the East Bay,” says Kunec.

The community is picking up steam just as the concept home takes shape.

“After a long period of rather stagnant growth, things are picking up again, quite dramatically,” says Brault. “There are now nearly 3,000 occupied homes in Inspirada. New-home construction continues to increase, as there are 307 homes under construction, 82% more than last year and 179% more than first quarter 2015.”

The popularity of Inspirada has helped maintain strong growth, along with a healthy relationship between starts and closings.

Brault’s numbers show that annualized new-home starts reached 878 by first quarter 2018, an increase of 44% compared with 2017. Compared with 2015, annualized new-home starts are up 222%.

“Today, Inspirada is home to close to 3,000 families and is planned for up to 8,500 residential units at build out,” Kunec says. “As the largest stakeholder and builder in Inspirada, KB Home will continue to emphasize community and a sustainable lifestyle.”

KB Home offers the Built to Order process and a design studio in Las Vegas with five collections and 26 floor plans ranging from $200,000 to $400,000.
