Just in time for spring selling, Newland Communities has announced it will enhance and enlarge one of its Washington, D.C.-area properties.
The developer will increase the number of homes at Embrey Mill by 55% with 254 new lots while bringing on a new builder and enhancing amenities and floor plan options. The 831-acre master planned community opened in Stafford, Va., in 2015 and many of its residents work in Washington, D.C. or Northern Virginia. (Click here for related article.)
The new phase will offer residents additional amenities including Aspen Field, a new multipurpose field, a new recreation center with a pool, an additional playground, one new tot lot, open space and three miles of extended wooded trails bringing the total to 4.5 miles. Embrey Mill will also be adding Overlook Park, which will feature a Council Circle with a birdhouse garden and year-round local art displays for the community. These new features are in addition to Embrey Mill’s existing amenities, which include six neighborhood parks, pool, splash park, fitness center, café, and more builders and home designs than any other community in Stafford, VA.
Embrey Mill will be adding Drees Homes, one of the top 30 largest builders in the nation, to their current list of home builders. Embrey Mill has seven of the region’s premier home builders offering more than 20 different home styles. Drees will add single-level living options to the project’s range of styles and home types.

New home buyers who register at the Embrey House Welcome Center by May 31 will also be eligible to receive free HOA (Home Owner Association) dues for one year from their closing date when they purchase a home at Embrey Mill from a new home builder. This incentive is in addition to other builder-specific incentives.
