Site-Sensitive Density

Q. Our sales and marketing team is concerned that the three-story, stacked-flat condos that we originally proposed for an infill site surrounded by lower-density detached homes will not get local approval and may not meet buyers’ expectations (see site plan below). How can we achieve a similar density with equal or higher value that blends into the community?

A: A NEW PLAN CONSISTING PRIMARILYOF DUPLEXES AND NARROW, DETACHED HOMES WOULD MAINTAIN THE SAME density yet match the size of the surrounding homes. A mix of alley- and front-loaded garages would not only vary the streetscape, but also create public green areas and parks that give the neighborhood a sense of place. Adopting the local vernacular style and orienting the homes to face existing streets would help the project blend into and enhance the entire community.
