Tempe, Arizona–based builder Fulton Homes has pressed forward on a series of land parcel acquisitions in the Southeast and West Valley, and has announced its plans for more than 5,200 secured lots at different stages of development in these areas.
“As a company, we know exactly who we are and what we do best: Build single-family homes and large-scale master-planned communities featuring the highest grade of amenities and shared gathering spaces, all within our local market,” says Doug Fulton, CEO of Fulton Homes. “Our pipeline is proof of that and our commitment to the community.”
Included in these lot holdings are two communities already in development. Barney Farms, located in the Southeast Valley, is a master-planned community that will offer more than 1,700 homes across 550 acres, including 114 acres of open space and a 22-acre lake. Escalante, in the West Valley, will offer more than 1,000 lots with convenient access to US 60 and the Loop 303 freeway.
In Goodyear, Arizona, Fulton has closed on a land parcel that will offer more than 790 homes. The builder expects to offer higher-density home plans in a gated setting, and does not anticipate starting development for at least a year.
Another West Valley parcel, totaling 187 acres, is expected to have 675 new homes at full buildout, while a third, located in Surprise, will offer 550 homes across 110 acres. These projects are at the early stages of raw land in pre-development, with groundbreaking on homes expected in summer 2022.
“For a local home builder that operates in-market, we believe we are in an extremely good position to compete with national builders in an active and healthy residential real estate market,” says Norm Nicholls, president of Fulton Homes. “The lots are in front of us, and once the trades and supply chain catches up to the demand—a challenge all builders face right now—we can start announcing sales and pre-sales.”
