Developers at Light Farms, a 1,070-acre master-planned community located along the border of Prosper and Celina in North Texas, have added M/I Homes and Trophy Signature Homes as new-home builders in the upcoming expansion of the Sweetwater neighborhood.
New offerings at Sweetwater will include largely one-story floor plans on 45-, 50-, and 60-foot new homesites. M/I Homes will offer a collection of new floor plans starting in the $270,000s, while Trophy Signature Homes will offer contemporary floor plans, featuring smart home technology, starting in the mid-$200,000s.

Our newest home builders will enable Light Farms to continue the trajectory of providing excellent neighborhoods at quality and affordable price points,” says Seth Carpenter, vice president of development at Republic Property Group, the developer of Light Farms. “M/I Homes and Trophy Signature Homes will each be delivering new products at great prices for people or families considering moving to North Texas or Light Farms.”
Community amenities at Light Farms include a dedicated amenity center with a group fitness center, private pool, kitchen and grill, as well as five large pools, camping grounds, 240-plus acres of parks and green space, and a sand beach on a recreational lake. Both M/I and Trophy Signature Homes will start construction in late summer, with pre-sales currently underway and model homes set to open in late summer and fall.
