Construction Begins At 500-Home Community in N.C.

The first construction phase is underway at The Villages at Cramerton Mills, a mixed-use community in Cramerton, N.C., west of Charlotte that, when complete, will be largest Zero Energy Ready Home community in the Southeast.

Green Street Cottages, a Concord, N.C.-based company that develops sustainable single-family homes, will host a grand opening even at the community on Dec. 3. It is partnering with Bowman Development Group on the mixed-use development that will include 500 single-family homes, apartments, restaurants, retail, and office space.

The first phase will consist of 64 three- and four-bedroom Craftsman-style homes ranging in size from 1,800 square feet to 3,500 square feet and starting in the $290,000s. Standard features will include over-sized front porches, 10-foot ceilings and 8-foot doors on the first floor and granite countertops throughout.

The homes will be certified through the U.S. Department of Energy’s Zero Energy Ready Homes program and on average will be 65% more energy efficient than a typical new home, according to a company release. The addition of a solar photovoltaic system can offset most or all of the annual energy consumption of a certified Zero Energy Ready Home. The energy costs for a 4,300-square-foot pilot home constructed by Green Street Cottages averaged $140 per month without the photovoltaic system.

Green Street Cottages is using sustainable building products during construction, and every home will include green features such as a Mitsubishi ductless heating and cooling system and an advanced energy monitoring system. The entire community was designed using low-impact development principles, including the use of bioswales instead of curbs and gutters, the company said.

“This is a rare opportunity for home buyers to purchase an energy-efficient home in a walkable environment surrounded by some of the best outdoor amenities in the region,” said Nick Parker, who founded Green Street Cottages in 2012. “The Villages at Cramerton Mills has been several years in the making, and we are excited to see it come to life.”

Bowman Development Group plans to start construction on retail and multifamily phase in the second quarter of 2017.
