Lady Street Builders is working on a 25-home community called Congaree Bluff.

Columbia, S.C.-based Lady Street Builders is working on a 25-home community just across the Congaree River from the capital city in Cayce, S.C.

Ground was broken on the first home in Congaree Bluff last December. To date, the custom builder has built three spec homes and two custom homes are under construction. Out of those five homes, four have been sold, while two more lot reservations are currently working through plan design. Homes start in the low $300s.

The community will feature a private, gated access to the Greenway Path, which quickly connects with the Three Rivers Greenway – a network of well-regarded trails in the area. “You can just step out of your back door and there you are,” says Walter Taylor, Congaree Bluff development partner.

According to Taylor, the cul-de-sac community will have a significant economic impact on the local economy. “The typical local area impact of our 25 new homes will include more than $7 million in local income, $900,000 in taxes and other revenue for local governments, and almost 100 local jobs,” he says.

“In addition, after construction is completed, every year these homes will continue to bring $1.25 million in local income, some $250,000 in local taxes and other revenue, and 17 local jobs to the Cayce area,” he adds, citing the impact of home construction based on reports compiled by the NAHB, not including land acquisition and development costs.

Congaree Bluff is also close to Congaree Vista, Columbia’s major arts and entertainment district known for its restaurants, family activities, shopping, festivals, and special events.

“Congaree Bluff’s location lets you enjoy the best of both worlds: the low-key vibe of Cayce and, just across the river, Columbia’s bustling downtown,” says Taylor.

Total build out is expected by mid-2020. In 2016, Lady Street Builders delivered 10 homes and expects to deliver 14 this year.
