Hamptons Vacation Home Is Move-In Ready

Developer John Kean’s $39 million spec home adds to the luxurious offerings in Southampton, N.Y.

The quiet seaside surroundings of the Hamptons make it a natural summertime draw for busy New York professionals looking to get away from the hustle and bustle of the big city.

Although massive vacation homes are the norm here, the area’s wealthy buyers don’t want any of the work associated with large estates. This means that local developers like John C. Kean must deliver homes in pristine turnkey condition, finished not just with furniture, accessories, and artwork, but even towels and soap. “Our buyers want to literally bring nothing but their toothbrushes and robes,” Kean says.

After 37 years working in this rarefied market, Kean knows a lot about what Hamptons home buyers want. At his latest project, Olde Towne, he has put this insider’s knowledge to work creating a 15,500-square-foot tricked-out spec home. It’s one of 10 estate homes he is developing in the 43-acre community, the largest private land holding in the village of Southampton.

Located a few blocks from Main Street’s boutiques, art galleries, and restaurants, the three-level house boasts luxurious finishes and one-of-a-kind touches that rival any custom home. With on-site activities that include a rooftop putting green and a multi-screen theater to a backyard pool and lounge area, the only problem the owners might have is finding a reason to leave the property.

The 10-bedroom mansion holds all manner of amenities a vacationing family could want, including a two-lane bowling alley, a billiard room, a rooftop deck with ocean views, a wine cellar, eight fireplaces, and an elevator. A Crestron smart home system enables residents to program everything from lights and pool temperature to video surveillance from a phone or tablet.

The house is set up for entertaining groups of any size. The gleaming kitchen can be used strictly for socializing during large functions, thanks to a separate chef’s kitchen with walk-in refrigerator. Partygoers are welcome to wander outside to the manicured backyard’s lounge areas, gas fire pit, and sunken turf tennis court with pergola-covered viewing area.

The home’s private areas are equally luxe, most notably the double-height owners’ suite that encompasses his and hers walk-in closets and bathrooms plus a terrace with lounge area and fireplace. A second-floor kitchenette makes midnight snacking easy.

It may seem risky to include so many one-off features in a spec home, but Kean has the experience to know the approach is solid. Two Olde Towne properties have already sold and another will come on the market in early June, also completely furnished, landscaped, and professionally decorated. “We took our knowledge and experience in the luxury custom home market and incorporated the best and most popular decorative items and of course our signature style and applied it to the spec homes we created,” says Kean.

This means balancing over-the-top amenities with neutral color choices, ample daylighting, and a transitional style that pleases almost every buyer. “Fresh, airy, appealing elevations with lots of windows and open vistas and a clean, white palette leave most buyers happily open to the rooms and suites we offer,” he says.
