KOLTER HOMES, Palm Beach Gardens, reported strong 2017 sales among its portfolio of Cresswind and 55+ active adult communities. That segment alone generated over 800 new home sales and approximately 600 closings for KOLTER throughout the Southeast, an increase of 58% from 2016.
“Active adults and 55+ consumers are a vital and important home buying segment,” said John Manrique,vp of marketing for KOLTER HOMES. “We are dedicated to establishing Cresswind communities as the ‘next generation’ of active adult homes, and it is reaffirming to see these buyers wholly embracing our dynamic lifestyle, community and home designs.”
KOLTER’s Cresswind folio – currently spanning throughout Georgia, Florida, North Carolina and South Carolina – includes six 55+ age-restricted communities (Cresswind at Lake Lanier, Cresswind Peachtree City, Cresswind at Victoria Gardens, Cresswind Charlotte, Cresswind Myrtle Beach, Cresswind Charleston) and one age-targeted community (PGA Village Verano).
KOLTER’s Georgia properties, Cresswind at Lake Lanier and Cresswind Peachtree City, are estimated to be the top two best-selling active adult communities in the state. Peachtree City opened in November 2016 with an astounding 100-plus homes sales in its first six months, and Lake Lanier has been the top-selling 55+ community in Georgia for the past five years.
In July 2017, KOLTER opened its first North Carolina property with Cresswind Charlotte. The community, ideally situated in close proximity to the city center, experienced exceptional buyer demand with over 70 sales in its first six months. Cresswind Charlotte will soon break ground on its resident clubhouse. KOLTER designs its community clubhouses with amenities such as indoor and outdoor pools, fitness centers, sports courts, pickleball, tennis, demonstration kitchens, arts and crafts rooms and numerous indoor and outdoor social areas to support Cresswind’s three key pillars – fitness, nutrition and relationships.
“Baby Boomers – and soon Gen Xers – are flocking to the Southeast to embark on the next chapter in their lives,” continued Manrique. “46% of active adult home buyers prefer the Southeast thanks to its affordable cost of living, mild weather, ease of travel, year-round recreation and burgeoning metropolitan areas. The Southeast has something for everyone, and we are locating our Cresswind and active adult communities around the region’s best.”
The Cresswind lifestyle is grounded in the key pillars of fitness, nutrition and relationships. Each community offers a variety of resort-style amenities for residents such as activity-rich clubhouses with pools, walking and hiking trails, pickleball and tennis courts and a full calendar of social events. On the home side, KOLTER empowers buyers to personalize their homes with a wide variety of structural and finish options with the help of on-site design galleries and consultants. Residences are highlighted by open-design floor plans, flexible spaces, private owners’ suites and healthy, energy-efficient features.
In 2018, KOLTER HOMES is focused on acquiring and introducing new active adult opportunities throughout the Southeast. The company prefers parcels that can be developed to create a more intimate neighborhood feel around a centralized amenity center versus the traditionally massive retirement communities. In the coming months, KOLTER is slated to begin development on two new Cresswind developments – one located in the Sarasota-area and the other on Florida’s Treasure Coast.
