Trendmaker Teams With Toll On 70 Acres in Houston MP

Also acquires 38 acres in nearby Katy for a new 131-home community.

Trendmaker Homes and Toll Brothers, Inc. (NYSE: TOL) on Thursday announced the formation of a new joint venture to build 263 new single-family homes on 70 acres at Lakes at Creekside, a master-planned community just south of The Woodlands in the northwest Houston metro submarket of Tomball. It is the first joint venture between the two builders in Houston.

“Teaming up with Toll Brothers not only means the best of two award-winning home builders and their high-quality offerings, but it also creates a unique residential development approach which blends location, land and luxury lifestyle,” said Joe Mandola, division president at Trendmaker Homes Houston. “The connection supports our strategy of building quality, innovative homes in locations with convenient access to major transportation, employment corridors and schools.”

One of the final phases at Lakes at Creekside, this new neighborhood will feature 45-, 50- and 60-foot home sites with first deliveries slated for third quarter 2020. Amenities at the master-planned community include a fitness and activity center, large swimming pool and pavilion, playgrounds and pocket parks, and eight lakes. Trendmaker currently builds on 80-foot home sites in Lakes at Creekside, and in early 2020, Trendmaker and Toll Brothers will begin construction of new homes on 65-foot-wide home sites in a gated, waterfront neighborhood within the community.

Residents at Lakes at Creekside will enjoy easy access to the schools of Tomball ISD and Klein ISD as well as The Woodlands Waterway area, which offers a vibrant shopping and entertainment district and strong energy, healthcare and other employment sectors. The master-planned community is just three minutes away from the Grand Parkway, which connects to Interstate 45 and many other commercial corridors in the Houston Metro.

“The great location, powerful partnership and favorable market, which had a top 20 national ranking for home building prospects this year, translate into a lot of excitement for how our premium lifestyle homes will be received,” Mandola added.

Separately, Trendmaker Homes & Development has announced the purchase of 38 acres in Katy, Texas for a new gated 131-home for-sale residential community. As the developer and home builder, Haven at Seven Lakes will fit Trendmaker Homes’ strategy of building quality, innovative homes in locations with convenient access to major transportation, employment corridors and schools. Part of the land acquisition included a five-acre commercial parcel, which Trendmaker has since sold to Hunington Properties and is slated to be developed separately as retail.

“This rare infill development opportunity, which will provide great accessibility and convenient connections for residents, required a tailored, extra-effort approach,” said Joe Mandola, division president at Trendmaker Homes Houston. “We worked closely with local governing authorities and an adjoining Municipal Utility District and were thoughtful in creating a home plan line-up unique to the site that aligned with our neighborhood design standards and product types. As a result, we were able to conceive a very unique gated, detached single-family community that we think is going to resonate well with home buyers.”

Located directly off of Westpark Tollway (FM 1093) at the Katy-Gaston Rd. intersection, Haven at Seven Lakes will offer 30-foot residences on 40-foot home sites – a brand new product offering for Trendmaker – as well as 40-foot residences on 50-foot home sites. Ranging from 2,000 to 3,200 square feet, the homes will offer a number of customizable floor plans for home buyers to choose from. Additionally, the homes will feature traditional architecture, tall ceilings and abundant natural light. Slated for a fall 2020 grand opening, the community will include a four-acre amenity lake, a park and pavilion area, an extensive trail network throughout the neighborhood, and the adjoining five-acre retail development.

Residents in Haven at Seven Lakes will enjoy easy access to the schools of Katy ISD including the highly sought after Seven Lakes High School, Seven Lakes Junior High and Wilson Elementary, various employment centers, and a vast array of dining, shopping and entertainment options. The community is just one mile from the Grand Parkway, which connects to Interstate 10 and many other commercial corridors in the west Houston metro.
