Multifamily Project of the Year
The Pacific, a luxury condo building in one of San Francisco’s most sought-after neighborhoods, is worthy of its title of Multifamily Community of the Year for more reasons than one. The 76-unit project is commendable for its innovative approach to adaptive reuse, beautiful new townhomes, and LEED Gold certification, all in keeping with its posh Pacific Heights neighborhood.
The project team from Trumark Urban and Handel Architects converted the former University of the Pacific Dugoni School of Dentistry into a stunning architectural masterpiece that encompasses one-, two-, and three-bedroom flats, three-level townhomes, and seven penthouses. With input from local residents’ and merchants’ associations and the California Pacific Medical Center, project team members incorporated a number of changes to the original structure that benefit the entire neighborhood, including reducing car traffic and implementing a foot path for more pedestrian-friendly streets.
Team members also focused on the 50-year-old, 250,000-square-foot building’s scale and proportions to ensure that its face-lift would blend in with the primarily single-family neighborhood. They removed the heavy precast concrete façade and replaced it with a window wall system composed of champagne-colored metal panels and floor-to-ceiling glass. Window openings were made larger and triangular bays that are as tall as the windows extend past the building face, so that each apartment looks down onto the streetscape below. These “glass apertures” help create a strong geometric presence and textural quality while breaking up the building’s mass.
Inside, the oversized windows and high ceilings create gracious living spaces in the common areas and individual units. An existing two-story mechanical penthouse on the roof was converted into four large, residential duplex penthouses, each with expansive private terraces.
