Based in Fayetteville, Ark., Riverwood is a family-run business that’s been building homes since 2009—and now it’s entering a new chapter with its first 55+ community.
Rooted in the Region
Riverwood Homes was founded by Mark Marquess in the wake of the 2008 housing recession, when vacant lots outnumbered builders. His son, Taylor Marquess, joined the company in 2014 and now serves as president. “We’re proudly local,” Marquess says. “We’ve been building in this area for decades, and that connection to the community really resonates with our buyers.”
Riverwood builds 150 to 250 homes annually—primarily single-level ranch homes under 2,200 square feet and priced below $350,000, a range that suits both first-time buyers and downsizing families.
While large national builders often dominate the market through volume and incentives, Riverwood differentiates itself with customization. “We can’t outspend them or out-incentivize them,” Marquess says. “So we win by being flexible.” Every buyer walks through an 1,800-square-foot design showroom and works with an in-house interior designer to choose everything from flooring to doorknobs. “No two homes are exactly the same,” he says.

Pivoting to a Growing Market
Recognizing challenges in maintaining affordability—particularly with rising land costs—Riverwood recently expanded into the 55+ market. “This market opens up new land opportunities, lets us offer a different kind of product, and gives us a chance to be more flexible and reach a buyer who isn’t as price sensitive but still values thoughtful design,” Marquess says.
The company partnered with national brand Epcon Communities to bring its proven courtyard-style homes to Fayetteville. These homes prioritize outdoor living and easy-care lifestyles. The result: The Courtyards at Owl Creek, a 51-lot community now more than halfway sold.
Riverwood Homes is selling rather than renting homes in its 55+ community to fill a gap in the market, where most age-targeted housing options are rentals. By selling, the company is catering to equity-rich buyers who prefer to invest in a home they can own and personalize. This approach also aligns with Riverwood’s long-term strategy of serving customers across all stages of life; nearly 10% of current buyers in the 55+ community are returning Riverwood customers. “We love seeing people stay with us through different stages of life,” Marquess says.
Tech-Forward and Lifestyle-Focused
The 55+ buyer is seeking a carefree property that supports an active lifestyle. “This stage of life is like pushing the gas pedal again. They want freedom, not maintenance,” he says. That’s why Riverwood incorporates smart-home technology—from app-controlled locks and thermostats to garage openers—offering peace of mind to buyers who may not live in their home year-round. Exterior maintenance is also covered, which makes the homes ideal as secondary residences.
Community amenities like pickleball courts and clubhouses help foster social connection. “It’s been amazing to see how active these homeowners are,” Marquess says. “They’re just getting started on a new chapter.”
And so is Riverwood. After the success of The Courtyards at Owl Creek, the company is already planning its next 55+ community in nearby Springdale, with 62 lots and similar amenities.
